WHY IS USING A REALTOR WITH 30 YEARS EXPERIENCE A BENEFIT OVER SOMEONE WHO IS NEW OR USING A FAMILY MEMBER?

Experience matters.
I’ve been through various up and down cycles in over 30 years. I’ve closed thousands of transactions. I’ve seen interest rates as high as 20% and as low as 3.5%. That allows me to have the experience to navigate through the minefield of potential issues that can come up in any transaction. Understand what those issues can be and how to help you avoid them to make the transaction much smoother, and ultimately closing in a shorter period of time.

DO YOU KEEP A CURRENT LIST OF BUYERS THAT YOU’RE ABLE TO MARKET MY PROPERTY TO?

We do.
Our various properties get calls from potential buyers that may not be right for the property they are calling on, but might be perfect for yours. We get contacted via our websites and also from our community marketing pieces. As a result, we keep a database of those buyers and if another property comes up that matches their criteria, like yours might, we give them a call and show them your property.

HOW DOES HAVING A RELOCATION NETWORK BENEFIT THE SELLER?

A relocation network is a great source of very motivated buyers.
This group of people are well qualified and anxious to get moved where they need to get before school starts, or their new job, or whatever the case may be. They’re very good quality buyers. We are members of a Real Estate Alliance that allows us to be able to get these referrals from various parts of the country.

DO YOU DO OPEN HOUSES?

The simple answer to that is yes.
If you choose to have open houses we can have open houses. However, you need to understand a little bit about the dynamics of an open house. Open houses typically don’t sell the property. As a matter of fact the National Association of Realtors states that only 3% of homes sold as a result of an open house. So the yield is low on strategy. You can’t really hang your hat on an open house to be the end-all that’s going to get your property sold.

It’s a tool, and it’s one of the tools that we have.

HOW DO YOU KEEP MY PROPERTY AND POSSESSIONS SAFE WHEN DOING AN OPEN HOUSE?

The first thing to keep your possessions safe is to not tempt anybody.
We usually recommend that you put your valuables and anything that has sentimental value away. Then, when people are invited into the open house, we follow them and keep an eye on them and make sure that they’re doing what they’re supposed to do which is just look at the property and not pick up anything that’s lying around. Fortunately in over 30 years that I’ve been selling I’ve never had an instance where anybody stole anything, but like I said you want to make sure that you cover all the bases and you don’t tempt anybody.

WHAT IS THE MLS?

The MLS, or the Multiple Listing Service, is the backbone and the starting point to selling your home. We use the MLS to get notify as many people as we possibly can about your home.
We create interest in your property by having excellent photos of the property and very clear and intriguing descriptions of the property. This is what makes people want to come and take a look at your property.

All of this information that we place into the MLS is where it all begins. After we input it, it goes to all the various real estate websites, including Zillow, Trulia, Realtor.com, and 500 other different websites. All these sites are going to have all of this information so it’s crucial that we put the property in the best light that we can to get their attention.

DO YOU NEGOTIATE YOUR COMMISSION?

That’s a great question. Commission is not set by law, it’s negotiable.
You have to really think about commission as nothing more than a marketing tool. We’re going to be splitting the commission with the agent that’s representing the buyer and we want to attract good quality agents because they bring good quality buyers. By offering a commission that’s suitable to them you’re going to draw more people. More people means that you’re going to be able to sell it faster and for more money. You don’t pay a dime until we actually deliver the goods, which is an offer that’s acceptable to you.
